What’s Happening: UBS Global Real Estate Bubble Index came out, and even though Italian news were buzzing about how the relocating high network individuals are impacting Italian housing market, Milano seems to be off the hook. Property prices in Milan have increased by 2% over the past year and surged 15-28% over the last five years. However, our neighbour Zurich is in one of the top 3 Real Estate Bubbles. In the meantime, August real estate data in Lake Como shows growth only, reaching 2 digit annual growth.
Facts:
Immobiliare recorded August residential properties around Como province growing +7.4% year-over-year, reaching the highest levels in at least two years.
Como city’s average residential sale increased +10% from last year.
Highest August sale was captured in Moltrasio.
What does it mean for us:
No crash in sight (according to data): Como’s market is hot, but data suggest a controlled rise - not a bubble.
Price pressure varies by area: High-demand communes (Moltrasio, Tremezzina) lead; rural ones still lag behind.
Watch Milan as a barometer: As a leading Italian market, Milan’s stability gives confidence to regional players.
