We’ve just wrapped up another week in a year dedicated to textiles. For a few days, Cernobbio traditionally turned into a giant trade show floor, but now you can finally reclaim your cafes and shops. Business is back to normal.
Except it’s May, which means the area is now filled with celebrities, fashion runways, youth career events, and this weekend’s Electric Yachting event.
So yes, business as usual.

Technocasa Group analyzed Italian home buyers’ profiles, based on 45,837 sales.
Here are the most interesting findings:
Facts:
Investment purchases are overall, declining
Property purchases for investment dropped to 17.9% nationally, down from above 19% in previous years. This suggests the market is becoming slightly less speculation-driven.New generation is taking over
In 2019, the dominant buyer group in Italy was 35–44 years old (27.8%). In 2025 the market shifted toward younger buyers, with the 18–34 segment becoming the largest at 30.7%.The Italian dream home is still the trilocale
The 3-room apartment remains the dominant property type nationwide at 33.8% of transactions (Milano is a big exception, where 48.2% of purchases are bilocali.)The “holiday home” trend is growing
Second homes now represent 6.7% of transactions vs 5.8% pre-Covid.Energy efficiency is finally becoming a real buying factor
Homes in energy classes A and B reached 8.5% of transactions, rising from 7.8% in 2024. Buyers are increasingly prioritizing efficient properties, not just location and size.
What Does it Mean for us?
A new generation is entering the market, and they are buying. High-energy class property is in demand (green bonus might be working), and even though investment real estate purchases declined nationally, cities like Naples, Milan, and Rome continue attracting high investor demand.
