🔦 Spotlight: Italy’s Real Estate Rebound

What's Happening:

Idealista just published the OMI Observatory's Q1 2026 residential market report for Italy. The headline numbers:

  • National sales volume: Nearly 180,000 homes sold in Q1 2026 - up +4.4% year-on-year

  • Non-provincial capitals outpacing cities: Smaller towns and suburbs grew slightly faster at +4.6%

  • Mortgage share: 47.8% of purchases were financed with a mortgage, with an average first-instalment rate of 3.6%

  • First-home incentives: Used in close to 72% of all purchases - up on the prior year

  • New construction is back: New-build transactions jumped +14.6% vs Q1 2025, accounting for 4.4% of total sales

  • Big 8 cities: +6.1% overall. Turin leads with +9.2%, followed by Genoa (+8.7%), Milan (+7.1%), Palermo (+6.6%), Naples (+5.3%), Rome (+5.1%). Florence is the sole city in negative territory.

What does it mean for us?

The Italian residential market is accelerating into 2026.

The +4.4% national growth rate follows a strong 2025, and the cities are pulling even harder - Milan at +7.1% and Turin at +9.2% signal that urban demand is far from saturated. The new-build rebound (+14.6%) is particularly worth watching: after years of supply constraints, developers are responding.
