2025 Investments Keep Coming, but Q3 shows a Slower Growth
Whatβs Happening: BNP Paribas prepared a Q3 report for Capital Markets. The total annual investment volume at the end of Q3 2025 reached β¬7.45 billion (+13% year-on-year increase).
Facts:
Quarterly activity slowed, with β¬2.05 billion invested in Q3 2025, down -33% compared to the same period in 2024.
The most active sectors were Retail (28%), Office (23%), and Hospitality (20%).
The Hospitality recorded the strongest annual growth (+91%), with international investors accounting for around 50% of total activity.
Milan captured 55% of the national office investment volume for Q1βQ3 2025, followed by Rome with 31%.
Lombardy remained the leading region for logistics, although the overall segment declined -23% year-on-year.
Retail investment continued its upward trend after an exceptional surge in 2024, led by shopping centers and outlets (72%)
What does it mean for us:
The hospitality sector keeps growing. 50% of national investments are coming from abroad, which puts Lake Como into the spotlight. All the latest data favours our region so far.
Milan leads the national office investments. This is a sign that we live next to the capital of business - more events, corporate off-sites, tradeshows, and capital might flow into our region.
Growth slowed down.β¨After a dramatic growth in Q2, Q3 investments cooled off a bit.
Retail investments still lead the market, but skip Milano.β¨Outlet and Shopping mall investments took the biggest national investment part. However, the Milano and Rome areas experienced a huge drop. Untapped opportunity, or?..
