🔦 Spotlight: Lake Como is NOT the most expensive lake in Italy
What's Happening:
Casa.it just published its 2026 lakeside property price report across Italy's main tourist lakes. The Lake Como numbers:
Italy's lakeside tiers: Garda leads at €4,768/m², Lugano second at €4,393/m², Como third at €3,765/m²
Lake Como is up 6% year-on-year, against a national lakeside average of +8%.
Top 3 Lake Como towns by price: Menaggio at €5,461/m², Tremezzina at €4,435/m², Cernobbio at €4,264/m².
Perledo jumped +77% in a single year - the biggest YoY spike on the entire lake. The average price is now €2,916/m².
Cernobbio dropped -25% - the steepest fall on Lake Como. Still premium, but some correction is happening.
Most accessible entry point: Colico (Lecco province) at €2,405/m², average apartment €194,746.
What does it mean for us?
Asking prices are up 6% - below the Italian lake average of +8%. As we covered last week, long-term rental supply on the lake jumped +77%, driven by ex-short-term hosts responding to new regulations. Are sellers not finding buyers at these prices, and renting instead? Worth watching.

⛷️ San Primo Returns. Lombardy is moving ahead with a €2.16M plan to reopen Monte San Primo above Bellagio - one beginner slope, hiking trails, snowmaking. Environmental groups are pushing back hard.
🍗 Goodbye, Bancora. (Paywall) The historic Polleria Bancora on Via Diaz (in the family since 1962) closes in late August. Pizzaiolo Agostino Donnarumma takes the space.
☕ Buns and Beans. WOLFOX's new roastery opened this month: sharp, modern, and worth the trip for the cinnamon-cardamon buns alone.

🏟️ Champions Come to Como. Como 1907 is demolishing the Sinigaglia's old Curva Ovest to be UEFA-ready for its Champions League debut in September. Old blue seats are on sale for €25 each - proceeds to charity. Local view (Paywall).
🚧 Arosio's Fix. The tender's been awarded for the Arosio node on SP32 Novedratese - Como's busiest provincial road. New roundabout, partial undergrounding, no more traffic lights. Disruption expected.
🚆 Friday's Strike. National general strike Friday May 29: trains, flights, buses, schools, and hospitals all affected. Trains halted from 9pm May 28 to 9pm May 29, with guaranteed service from 6–9am and 6–9pm.

📅 Mark June 16. Idealista has the full June tax calendar. The crunch day is June 16: Modello 770, INPS contributions, May VAT, withholdings, and the first IMU instalment all fall due.
