🔦 Spotlight: The Property Market Is Holding Up. Buyers Are Getting Pickier.
What's Happening:
Nomisima launched their Q2 real estate report for Italian market.
Home sales increased by 4.4% year-on-year in Q1 2026, confirming that demand remains resilient.
First-home purchases represent almost 75% of transactions, showing that the market is primarily driven by genuine housing demand.
New-build sales jumped by 14.6%, although new properties still account for only 6% of the market.
Mortgages are driving the recovery: new lending increased by 6.6%, and mortgage-backed purchases reached 47.8% of transactions.
Rents rose by 3.3% annually, faster than house prices, as limited supply continues to put pressure on the rental market.
Milano is showing signs of a slowdown, despite transactions rising by 7.1% in Q1 2026. Operators expect weaker conditions during the second half of the year.
What does it mean for us?
Keep in mind that this report does not separate Como Lake, but overview the Italian market as a whole. The market is still growing, but buyers are becoming more selective: new, renovated and energy-efficient homes are outperforming the rest. For Lake Como owners and investors, quality properties and rentals remain well positioned, but further price growth should not be taken for granted.

🚌 Electric Buses. Sustainable Bus reports on Como’s public transport tender and the push towards electric buses. We needed this.
🌡️ Cold Spot. Como opened a Cold Spot at Casa di Comunità Napoleona for people with heat-related symptoms. It is open every day from 8am to 8pm, with air conditioning, healthcare staff and first checks available without booking.
🏃 Sport Day. Como is preparing its Giornata dello sport for 5 September 2026. Groups that want to take part can apply by 12:00 on 26 July.
🎤 TEDx Tickets. TEDxLakeComo 2026 tickets are now on sale. This year’s theme is “Futuro Anteriore”.

🎙️ Business Club. Biz of Sport interviewed Mirwan Suwarso on Como 1907’s rise from bankruptcy to Europe-level ambition, including Fàbregas, transfer strategy, UEFA rules and building more than a football club.
💰 Chelsea Link. Crypto Briefing looked at the Chelsea-Como-Chalobah story through a football finance lens. Como’s transfer market is now big enough to be discussed outside normal sports media.
