Short Term Rentals Income Tax is Increasing
What’s Happening: Italy approved 2026 budget plan (€18.7 Billion). It is reaching Parliament before heading to the Senate at the end of the week.
Facts:
The flat tax regime for wealthy foreign residents is being raised from €200,000 to €300,000.
Housing/renovation tax incentives remain the same as 2025 - a 50% deduction (up to €96,000 per property) for primary residences, and 36% for other residences.
The flat tax on short-term rental income generated by platforms will rise from 21% to 26% starting in 2026.
What does it mean for us:
Higher taxes on rentals. Expect smaller margins on Airbnb-style yields unless you reposition toward premium, licensed or long-stay segments. However, this point raised the biggest number of discussions, so lets see if no corrections are added.
Another opportunity for renovations. Even though the plan was to reduce the bonus, there is still time to upgrade properties with 50% bonus before 2027.
