What's Happening:
Investropa launched an Airbnb guide for Lake Como. Here are some facts:
Lake Como Airbnbs are estimated at around 59% annual occupancy, equal to about 215 booked nights per year.
Average nightly rates are around €240, with Bellagio, Menaggio, and Cernobbio among the most expensive areas.
The typical listing generates around €4,300 per month before costs, with premium villas earning much more in peak season.
Cleaning, utilities, maintenance, and management can absorb 30% to 45% of revenue.
There are an estimated 4,000 to 5,500 active short-term rentals around Lake Como.
Lake views, ferry access, terraces, and two-bedroom layouts appear to drive stronger bookings.
What does it mean for us?
There is a reason why more short-term rental properties around Lake Como are moving back to long-term rental. The easy money phase might be over.
With more supply, tighter rules, higher operating costs and more demanding guests, simply being “near the lake” is no longer enough. The winners will be the properties that feel professional, are well located and have something guests genuinely want: views, easy access, good design, reliable service and smart pricing.
For everyone else, long-term rental may now be the safer bet.
