πΉ Hello, Lake Como. Itβs official. 5 weeks left to finish your 2025 resolutions. Might not be enough to get fluent in Spanish, but still plenty of time to clean that basement or sort your taxes.
In the meantime, Lake Como scene is heating up: Christmas markets are officially serving hot wine, Christmas event reservations are filling up, 2 startup accelerators selected their finalists and are launching events, and Milano Cortina Olympics events are slowly taking over.
Before we jump in, some interesting numbers for the luxury sector:
π 40%+ of European luxury manufacturing companies are Italian
π While 48% of Millennials consider a luxury car a sign of wealth, Gen Z doesnβt even put it in their top 5 (based on a small sample size, but sounds accurate)

Short-Term Rentals Law Updates

Whatβs Happening: Short-term rental regulation changes keep being one of the hottest discussions of Italyβs Budget 2026. While nothing is final yet, this is what do we know so far for 2026:
Facts:
Registration: A national identification code (CIN) is required for all short-term rental properties, and platforms will be obligated to report data to tax authorities to ensure compliance.Β
Remote Check-in: Possible only if you use technology to confirm the identity of the guest (for example, via web camera).
Increased Flat Tax: The flat tax rate ("cedolare secca") on short-term rental income (contracts under 30 days) is set to increase to 26% for the properties rented through real estate agencies or online platforms like Airbnb and Booking.
Tax Increase Exceptions (still in discussion):
Direct Rentals: The flat tax rate for rentals agreed directly between the owner and guest, without an intermediary platform, might remain at 21%.
1-2 Units: This weekβs discussions confirmed that the tax increase will not affect owners of 1 or 2 units (still to be decided).
What does it mean for us:
Short-term rental business owners might benefit from having their own online presence and avoiding bookings via Booking or Airbnb.
Technology usage for the check-in process is becoming more and more essential.
While nothing is final yet, itβs some food for thought.
